Real estate purchase – cost and income tax <\/strong> <\/h3>\n

In addition to the purchase price to be paid, other significant “incidental costs” also arise from the purchase of residential property.<\/p>\n

The following costs and purchase tax are payable by property owners:<\/p>\n

1.Notary Fees
\n2.Real estate transfer tax
\n3.Land Registry
\n4.Broker Commission<\/p>\n

1.Notary fees <\/strong>
\nReal estate purchase contracts are subject to notarial certification.
\nIn the absence of a notarial deed, the purchase contract is simply void (\u00a7\u00a7 125, 311b BGB) unless the execution of the legal transaction results in the cancellation and registration of the change of ownership in the land register for the cure of the form deficiency (\u00a7 311b para Sentence 2 BGB).<\/p>\n

This is because the notary certifies the following legal transactions:<\/p>\n

-Purchase contract,
\n-Conveyance,
\n-Land charge<\/p>\n

2.Real estate transfer tax <\/strong>

3.Land Registry <\/strong>

4.Broker commission <\/strong>
\nThe property purchase is regularly mediated by a specialist real estate broker.
\nThe mediation commission of the broker is about 5.95% to 7.14% of the purchase price.<\/p>\n
